Why a Power of Attorney matters

Since you're often completing formalities from abroad, banks almost always require a Power of Attorney (PoA) in favor of someone in India to sign loan documents and complete registration on your behalf. A PoA executed abroad must be properly attested or apostilled, stamped, and in most cases registered in India to be valid for the property transaction.

Frequently asked questions

Can an NRI get a home loan in India?

Yes — most major Indian banks and housing finance companies offer home loans to NRIs for purchasing, building, or renovating residential property in India, subject to age, income, and residency requirements specific to the lender.

What documents does an NRI need beyond a resident applicant?

In addition to standard KYC and property documents, NRI applicants typically need a valid passport, visa or work permit, foreign address proof, an employment contract, and — because you're often completing formalities from abroad — a Power of Attorney (PoA) authorizing someone in India to sign documents and handle registration on your behalf. A PoA executed abroad must be properly attested or apostilled and registered in India.

Are NRI home loan interest rates higher than for resident Indians?

Usually slightly, reflecting the additional verification, foreign income assessment, and currency risk involved — but the difference is typically modest rather than dramatic, and a strong income and credit profile can still get competitive rates.
